With the developments of economic globalization, the international competition in the field of economy is becoming more and more intense and complex. For any enterprise, no matter how huge its scale is or how rich its strength is, it becomes more difficult that as one kind of the developmental strategy and the organization form of enterprise can arrange all the resources effectively and realize the multi-win among alliance members. The establishment of strategic alliance not only fits for the request and more difficult for it to be successful in competition in both domestic and international markets depending on its own strength. However, the strategic alliance, which is one kind of the developmental strategy and the organization form of enterprise, can arrange all the resources effectively and realize the multi-win among alliance members. The establishment of strategic alliance not only fits for the request of real-estate enterprise to seek the adaptation of fast changing external environment and the developmental strategies, but also makes the allocation and use of resources which belong to China real-estate enterprises more effectively. In light of present circumstance, China s real estate strategic alliance mainly propelled by enterprises unique strategic resources, the distinctiveness in regional market or specific core competitiveness in the value chain. When real estate develops to some extent in order to make up the strategic gap during the sustainable development integration of strategic recourses and core competitiveness among real estate enterprises should be made to seek long-term development.In this article, first, based on the characteristic of real estate, the establishment of strategic alliance in real estate industry will be discussed, according to literature of China and oversea. This thesis is divided into seven chapters. Chapter one mainly expounds the researchful background and significance of the paper, and expatiates on the present research of real estate strategic alliance in China and abroad. Chapter two expounds the definition of strategic alliance and the formation of theory explanation, this chapter also deeply introduces the advantages of real estate which established strategic alliance. Chapter three mainly discusses the mode that the real estate can adopt and how to choose the mode as a real estate corporation, it also introduces the principle of establishing a strategic alliance. The main content of chapter four is that how to choose a partner in strategic alliance. it has applied FAHP and Possibility Degree to the optimizing choice of partner, and put forward a new kind of method to choose Partner for the real estate enterprise. Chapter five mainly discusses the risk in real estate strategic alliance, and it also put forward some advice and preventive measures. The sixth chapter is the demonstration that analyzes the strength and weakness of strategic alliance between VanKe and NanDu. Chapter seven sums up the work and notes the following research directions.
