| Enterprises should be equipped with good overall quality and management in order to survive and develop in the markets penetrated with fierce competition. Thus, out-dated facility management models have constituted an obstacle to the further development of enterprises. With various foreign facility management theories having been ushered in China, what the enterprises are confronted with is to seek an appropriate facility management theory and maintenance theory and to make constant innovations. Therefore, from the perspective of actual problems existing in Huadong Medicine Group Co., Ltd. (briefly, Huadong Medicine), this article makes a profound and thorough study of facility management in Huadong Medicine based on new facility management ideas and according to equipment overall lifecycle management system.Chapter one is an introduction that expounds the background and significances of this study in combination with the characteristics of production and facility management. Meanwhile, it also analyzes the current situations of facility management studies at home and abroad and brings forward the study contents.Chapter two analyzes the current situations of facility management in Huadong Medicine with guidance of modern facility management theory and in combination with relevant questionnaires and data. Consequently, this chapter comes up with some ideas of renovation in reference to the problems and establishes facility management framework which fits in with the enterprise.Chapter three focuses on the study of facility selection in the preliminary facility management and puts forward equipment election strategies based on overall lifecycle cost methods. These strategies are applied to the actual election work of cool-water machine in Huadong Medicine and offer reference to the enterprise's election of some large-scale facilities with high value.Chapter four explores new approaches and methods of enterprise facility normative management guided by TPM and TNPM theories. This chapter mainly dwells on the objectives and contents of facility normative management in Huadong Medicine and on the concrete practice of constructing facility normative management.Chapter five studies facility maintenance models and maintenance strategies. This chapter conducts a research on the application of reliability-centered maintenance strategy in Huadong Medicine, incorporated into the instance of setting out air-compressor maintenance strategy, which provides reference for making maintenance strategy in the process of facility management. This chapter also mentions some actual problems in the maintenance groups, which contributes to bringing forward the necessity and training methods of integrating maintenance resources and maintenance talents.Chapter six focuses on energy-saving renovation in the facility reforming management. This chapter mainly studies and analyzes energy conservation retrofit of air compressors, which is of great significance to energy-saving renovation work in the enterprise.Chapter seven draws a conclusion of research findings and proposes future research. |
