Study On Land Consolidation Mode Of Rural Residential

In our country, land reserve resources is limited and the man-land relationship is very strained, but village residential areas have many problems currently, such as disorder layout, lacking unified planning, bad infrastructure condition and so on. There are many"hollow village"because much vacant lot and old housing sites cannot be effectively utilized. Land consolidation is one of important measures to improve the current situation, make good use of vacant land, enhance land intensive utilization level, promote economic growth pattern change and relax intense land use condition. Rural residential areas consolidation is an objective demand for land use form from extensive to intensive when rural social economy developing a certain degree and an inevitable choice to realize rural urbanization, develop rural economy and construct modern rural community.At the present, much area has launched rural residential areas consolidation in our country, but its procedure is still not standard and there are still many problems. Especially, study on consolidation mode of rural residential area is seldom and there is not theoretical instruction in the practice. It is an important and prompt scientific problem to carry on study on consolidation mode of rural residential areas for promoting land consolidation industry developing healthily. The paper will study it deeply and systematically and put forward consolidation mode of rural residential areas and its suitable condition, and will take Huji town, Huimin county, Shandong province, as example for application, hoping to rich the village residential area consolidation theory and guide practice of residential area consolidation. The main thought of the paper as follow: based on the location theory, region space gather theory, land sustainable utilization theory, rural village and town planning theory, public participation theory, human settlement theory, using fundamental principle and research method of land consolidation, the paper discussed consolidation mode of rural residential areas and its suitable condition, and consolidation mode was divided into spatial technology mode, organized administration mode and raised capital mode. The spatial technology mode included village reform mode, move and merge mode and urbanization mode. The organization administration mode included self-organization mode, governmental organization mode and market organization pattern; The raised capital mode included government investment pattern, market investment pattern, government combinating market investment pattern and self-investment pattern. Taking Huji town of Huimin county as example for application, the paper investigated 44 villages and collected a lot of data information. Afert arranging and analyzing the infrastructure and economic condition of every village, the paper proposed suitable spatial technology mode, organized administration mode and raised capital mode for the 44 villages. The research result will rich land consolidation thory of rual residential areas and will put forward guidance for consolidation practice of rual residential areas in Huji town.
