| With the acceleration of urbanization and the continuous increase of population scale,on the one hand,the contradiction between land supply and demand,such as"less land with fewer people"and"short supply",is becoming more and more serious,keeping the original land use mode and urban-rural planning development direction that can't carry the rapid development and meet the people's material and spiritual needs of a better life;on the other hand,the extensive use of rural residential areas,idle and other problems are very serious.Therefore,under the condition of the shortage of urban land,the potential of rural residents'development and consolidation can open up a new bright road to resolve this contradiction.Buyunshan Town is Dalian's remote northern mountainous town,whose industrial process is restricted,the development is backward and five administrative villages are Dalian's low-income villages.This kind of rural residential spot is through the collation and increase or decrease linkage for the central city development to provide land indicators ideal.Fully excavating the potential of the settlement in Buyunshan Town can not only supplement the land use index for the development of Dalian,but also optimize the rural layout,improve the villagers'production and living conditions,promote the industrial development and the village revitalization,which has great significance and far-reaching impact on Buyunshan Town which aims to create a famous town of tourism and leisure and to promote the economic development of tourism.Based on the analysis of the present situation and problems of rural residential land use in Buyunshan Town,this study takes five villages of Buyunshan Town as the research object,and uses the existing land consolidation and calculation methods of rural residential areas--the comprehensive utilization of the standard method of per capita construction lands.Each household construction land standard method and three kinds of methods calculate the potential of the theoretical finishing and the potential of the actual arrangement in Buyunshan Town and five villages,the future tourism planning and industrial space layout and the actual situation of each village are combined with?Master plan of Buyunshan Town,Zhuanghe City(2016-2030)?.The paper puts forward the corresponding pattern of rural residents'readjustment.The research results show that:the problems of land use in rural residential areas in Buyunshan Town are as follows:(1)extensive land use,low degree of intensification(2)distribution of settlements"scattered,disorderly,miscellaneous",supporting facilities are not perfect(3)"Hollow Village"phenomenon is serious;the theoretical potential for the settlement of Buyunshan Town is 355.204 hm~2,the potential of realistic finishing is 186.156hm~2,the potential release rate is 52.41%.Among them,the potential of Qiantai Village is the biggest,the theoretical potential and the realistic potential are 107.086 hm~2,90.177 hm~2,while the potential release rate is 84.21%;The five villages of Buyunshan Town can be sorted by three modes,Qiantai Village should adopt the model of rural urbanization,the settlement will be merged in Ma Tun,Quwei Tun,Xu Tun,Dajiang Tun,Xiaojiang Tun,Miaoqian Tun;Changju Village should be adopted the model of internal transformation of villages,the settlement of the internal integration in the Kanxia Tun,Yutun and Mupu Tun;Buyunshan Village?Wenquan Village and Cuidian Village should adopt the central village construction pattern,Buyunshan Village will merge the settlement in the Xiakan Tun,Dayang Tun,Hua dian Tun,Xiaolongtan Tun and Dachuan Tun,Wenquan Village will be populated in soup along the Tangyan Tun,Xiaoqipannianzi Tun,Han Tun and Haofang Tun,Cuidian Tun will be merged in the Dayan Tun,Zhang Tun,Gaolu Tun,Gong Tun,Cuibei Tun,Paoyan Tun and Banjiegou Tun,with a view to the future of the rural construction of the Buyunshan Town to indicate the direction of development for the future development of land use planning to provide a reference. |
