Investigated The Rural Residential Situation Of The Land Consolidation Mode

Land is a fundamental basis for China, however, with the sustained and rapiddevelopment of the economy, the contradiction between resident and land increasinglybecoming more severe. Since lack of land consolidation and unified planning, and confusinginternal layout, quite serious abandoned in many rural residential land, leading to wasting alot of land. Due to the relatively poor condition of infrastructure in rural areas, which lots ofidle bases and unused land are used unreasonably. Rural residential area of our country hasmany problems on land-using, such as the low volume rate and the low land utilization ratio.The key for new rural construction lies in a lawful and reasonable planning land consolidation,and land consolidation includes land development, land use and land arrangement. With thedevelopment of Guo town in, arable land and resources of rural residential area in the town ofGuo are facing a severe test. Guo town is divided into twenty-four administrative villages,more people and less land, more serious soil erosion and land deterioration of the ecologicalenvironment. In order to improve the situation, give full play to the land consolidation of therural residential, use the idle base, improve land conservation and intensive use of land, andpromote the transformation of the mode of economic growth is an effective way to ease thecurrent China’s land supply and demand of land. Therefore, China’s land consolidation ofrural residential is in the growing attention gradually, which is placed in an important positionto become a hot topic in the management of our land.The paper investigated the situation of the land consolidation of Guo town City.The first, briefly introduced the background and significance, domestic and internationalresearch trends, and the thesis research ideas, methods and technical routes.The second, theoretical foundation and related concepts of rural settlements landarrangements, the meaning of the land consolidation and rural residential land consolidationmode.The third, basic theory and research methods of rural settlements land consolidation,such as the location theory, region space gather theory, land sustainable utilization theory,rural village and town planning theory, public participation theory, human settlement theory. The fourth, the paper discussed consolidation mode of rural residential areas, andconsolidation mode was summarized as following: the spatial technology mode includedvillage reform mode, move and merge mode and urbanization mode; the raised capital modeincluded government investment pattern, market investment pattern, government combinatingmarket investment pattern and self-investment pattern; the organization administration modeincluded self-organization mode, governmental organization mode and market organizationpattern.The fifth, the paper has done the potential analysis of the land arrangements of ruralsettlements in Guo town. This chapter simply introduced the land present situation ofresidential area and common methods of land arrangement potential estimate and theproblems exists in the rural settlements land-use: lagging behind the planning, unreasonablelayout, serious problems such as “disperses, chaotic, poor” in the residential area, the highproportion of internal idle, the quiet serious problem “the hollow village”, and the mostimportant one is the low land utilization rate; and by the shackles of traditional ideas,awareness of the law, not perfect of the system policy, emphasis on superstition, contempt forscience.
