The real estate industry is one of national pillar industries, is the precursor and thefoundational industry, its development leads and is affecting other related industrialdevelopment, simultaneously also relates to a national industrial structure, the industrialpolicy and industrial development coordinated. As for the macroscopic angle, the realestate industry development and national economy’s development is complements oneanother, the mutual connection, the real estate industry healthy, the reasonabledevelopment will promote the national economy development to a great extent withoutdoubt; Otherwise, real estate market’s collapse will also give the national economy tobring the very tremendous negative influence. As for the microscopic angle, the realestate industry development relates each person’s daily life. Therefore, its importance isself-evident, since specially the reform and open policy, along with real estate market’sdevelopment, it has appeared in national economy’s status day by day important,therefore, how to guarantee that the real estate market health steady developmentpotential also becomes the hot spot topic which the people pay attention.In recent years, our country real estate industry prosperous development, powerfulimpetus national economy development, but simultaneously also exposes manyquestions, like the investment in real estates is oversized, the price grows, the landsupply excessively quickly excessive and so on, many area real estate market existenceoverdevelopment, even froth sign. About our country real estate market developmentcondition how, does the academic circle have the very big argument, some peoplethought that our country real estate market local overheating, some people thought thereal estate market overdevelopment phenomenon is serious, also some people thoughtthat the real estate market development in the green booming area movement, theviewpoint was still inconsistent. Obviously, to our country real estate marketdevelopment condition’s distinction, is not a simple question. Therefore, through thereasonable theory and the method, conducts the distinction research to our country realestate development condition is very necessary. Looking from the present academiccircle, uses in distinguishing that specially the real estate market development phase thetool and the method are not many, therefore, regardless of practices the aspect from thetheoretical side, establishes a science reasonably, the practical and feasible real estatemarket development phase distinction model is non-common essential. This article unified the real estate cycle fluctuation to carry on the theoreticalanalysis to the real estate development phase, discussed our country real estate fourdevelopment phase, and has analyzed the influence real estate development primaryfactor. The article elaborated the fuzzy recognition theory’s basic principle, and in therationale which the predecessor studies, the introduction relative condition characteristicvalue law, causes to the real estate development phase rank level judgment to be moreaccurate.
