The housing system has undergone major reforms in1998. China’s real estate has made tremendous development since then and it is an important pillar industry of China’s national economy now. With the support of state policy, the domestic real estate industry continues to heat up, and the price of housing continues to climb, experiencing the "ten golden years". In recent years, faced with the high housing prices, uneven regional development and other issuest, the state has adopted a series of policies to curb housing prices,in order to adjust the structure of real estate.At the same time, the real estate development is still an important driving force in urban development, and its investment environment is an important part of the city’s economic development environment. In this complex situation, on the one hand, the local government need to take the national regulatory policies and urban development into account, facing the "entangled" situation. On the other hand, the risk for real estate developers and investors to select regions or cities increases.Therefore, evaluating the urban real estate investment environment is of important theoretical and practical significance for government developing real estate development policies and enterprises developing investment decisions and investment prevention from risk.On the basis of the evaluation of literature data about the real estate investment environment at home and abroad, the paper introduce the relevant theoretical basis and related concepts,and focuses on analysis of the necessity and basic principles of urban real estate investment environment evaluation; analyze and establish evaluation index system of urban real estate investment environment;determine the model of factor analysis and cluster analysis as the methods of evaluation and make a brief introduction of the basic idea of the model and analysis procedures; select the the indicator data of35large and medium-sized cities and make quantitative analysis of the real estate investment environment evaluation with SPSS15.0; draw the main factors affecting the urban real estate investment environment, and go on drawing a composite score of the urban real estate investment environment and ranking with factor analysis; and then obtain the classification of real estate investment environment of35large and medium-sized cities with cluster analysis; Finally, put forward some recommendations to improve the urban real estate investment environment, and provide the basis for decision making for the government and real estate enterprises.
