With the rapid economical development in recent years, cities across the country have increasingly severe traffic congestion. Many major cities in China are trying to alleviate this by vigorously promoting the construction of rail systems. It is hoped that by easing the growing traffic pressure, the value of land along the periphery will increase, thus promoting regional development. Understanding the complex relationship between rail transportation and urban land use will promote the importance of ensuring sustainable urban development.Due to the impact that severe traffic congestion and land shortage can have, it is essential that any urban rail system construction and the usage of any land, is directly informed by investigations into rail.improvement and current use of land. When constructing new rail systems, user capacity, profit, urban planning and land conservation are all important factors.This paper, based on China’s current urban development practice, summarises urban rail transit and land-use research, and uses this as a basis to present the relationship between theoretical approaches and practical examples.In this paper, the Yizhuang light rail line construction area in Beijing is used as a basis for exploring how land usage in the vicinity of its line was affected by several factors. TOD and other related theories will be applied in order to produce a systematic analysis of how rail construction impacts land use. A number of typical sites will be referred to in order to produce clear advicc and future recommendations which synthesise land use and rail construction planning.
