As rapidly increasing of the urban population, the city continues to expand the scale ofurban land investment, so the price of the land is rose. There are two types of the urban landsupply, one kind is the stock land reform, the other is the collection of agriculturaldevelopment, regardless of which kind of sources have been linked to cost and incomecalculation. In recent years, there are many studies of the increase on land value, the mainland value increment is the connotation, characteristics, types, the reasons, the influencefactors, models and quantitative analysis, and so on. But there are little researches on the landvalue of the source and the land future value of the spatial, especially in the process of theurban land transfer, and the number of transferring fees, are all lack the uniform standards. Sothis paper uses the way of market survey and the combine of theoretical to calculate cityhousing land value-added income, and classify the sample point data to space average level. Ittry to elaborate the different sections of the value of the housing land price space and thedifference of investment potential, and also can make leasing and real estate enterpriseinvestment decisions standards for the government.Based on the research of related concept on urban land and land value connotation, it putsforward the concept of land appreciation income and the ratio of land value increment, andthen to analysis the influence factors of land value increment rate of return from differentaspects as land value. Through the survey of actual sample point of shijiazhuang, and it takesthe calculation of market price and the price difference between the cost to research the landappreciation of city housing income and changes of the law. Through calculation of a livingexample, finding the yields of city housing land value-added change greatly, the change ofland space gradient which based on the level of the value is not a linear rule. There has a greatimbalance in that internal urban land cost of acquisition, and the prices of land market alsohave larger difference of space. In addition, through the research of city’s busy degree and thetype of city road of the city housing land value added of the impact analysis, further, theconclusion of the urban land value is a results of various factors. Choosing a research objectof city housing land, because it can be more significantly reflects the important characteristics of land value increment.
