Hebei Province is in the rapid urbanization period of rapid economic development, the rapid increase in urban population, expanding urban land area, the urban surrounding the agricultural land is constantly being recruited as construction land, the people and land have become increasingly prominent, land prices continue to uplift. Urban land supply sources there are two categories, one is the demolition and renovation of the stock of land, agricultural land expropriation, whether it is what kind of sources are involved in the land acquisition cost and revenue accounting. In recent years, a large number of studies on the appreciation of land, involving land value-added connotation, characteristics, classification, causes, influencing factors, and model and quantitative analysis, and so on, very few sources of land value and the future value-added space, especially the city allocated land transfer process within the amount estimated to pay the transfer payment, has been the lack of science, unified standard. This paper adopt the method of combining market research and theoretical calculations, estimates of the value-added benefits of urban commercial land, residential land, the average of the sample point data level and sub-level, trying to describe the different segments of commercial land, value-added space and investment potential of residential land price differences, determined to sell the gold standard and real estate business investment decisions for the government to sell the land to provide a reference.The article by the related concept of urban land and land value-added connotation forth the concept of value-added benefits of the land and the land value-added yield, and then analyzed from different aspects influencing factors of the appreciation of land value and land value-added yield. Samples survey of 11 cities in Hebei Province, to take the market sell price is calculated as the difference between the cost price study compared urban commercial land, residential land distribution of value-added income level and its changes. By the calculation, and found that the trend of urban commercial land, residential land value-added yield from level five of the growth rate, showing two high and low in the middle ". Found that the cost of demolition of inner city land is influenced by the unit cost of demolition and regional demolition volume, large imbalances; urban land market prices mainly affected by the impact of the regional average floor area ratio, larger space differences.
