| As the real estate industry from prosperity to stability,corporate profits are constantly squeezed,the real estate development industry competition intensifies.In the final analysis,the competition between real estate project development enterprises is the cost competition of real estate development projects.All kinds of real estate development enterprises need to pay attention to cost control.Project cost control runs through the whole process of real estate development projects.Become the real estate development enterprises pay attention to the problem.The cost control of real estate development projects in the construction stage is the key period of the whole project cost control.This period is an important node that requires a lot of real money to be invested in the project from planning to construction,from decision-making to practical work.Therefore,it is the foundation of establishing and developing a more scientific and effective cost control system to study and control the cost of each link in the construction phase.In this paper,the completed housing cost of real estate development enterprises in Anhui Province in the past ten years is taken as the entry point to introduce the background and significance of the topic,and the cost control of A project in the construction stage of D real estate Company in Huainan City is taken as the case,Pointing out the current situation and existing problems of cost monitoring in the construction stage of the project,the earned value method is used to estimate the cost progress and expense deviation of the project in the construction stage,and the specific situation of the project in the cost control is analyzed.It is pointed out that earned value method can effectively monitor cost progress and expense in cost control.However,in the application process of earned value method,there are some problems,such as complicated calculation data,great influence of plan target and post-cost monitoring.Therefore,in order to accurately measure the cost in the construction phase,regression analysis method is introduced on the basis of cost monitoring in the construction phase of Project A by using earned value method.By extracting and analyzing the data indicators of 14 completed buildings,a regression model is established,and then the model is applied to the cost calculation of other buildings in the construction stage,so as to make up for some deficiencies of earned value method in the cost calculation of construction stage.The effective combination of the two methods can realize the whole process monitoring of the cost and progress of the project construction stage,and provide a basis for the decision of the builder.Through the study of Project A,it is found that the company has major problems in the cost control during the construction phase of the project,and on this basis,the cost control optimization measures are proposed for similar real estate project development companies,in order to provide reference suggestions for enterprises to effectively control the cost during the construction process,so as to effectively improve the competitiveness of enterprises.Figure 12 Table 14 Reference 83... |
