In recent years, a the new rental model which called the " group-oriented leasing "has arisen in the housing market of some big cities like Shanghai, and has aroused widespread concern and discussion. As a special form of rental housing, the group-oriented leasing leads to contradictions and conflicts between various social interest groups such as the lessee, the lessor, the housing agency and neighborhood. Consequently, the relevant government departments attach great importance to the group-oriented leasing, they have taken certain measures to interfere with it or even "banned". However, the group-oriented leasing is really a serious social problem? of the What’s hidden logic of the generation of this phenomenon? This article is trying to do an empirical research on a community combined with the existing domestic and foreign academic researches, to explore the root causes of group-oriented leasing, to analysis of the group’s identity and residence type of group-oriented leasing and to think about the relationship between housing, identity and space. As a housing problem, it is actually a consequence which deconstructs the interest demands of certain groups digestion under the domination of the market. At the political and institutional level, some kind of exclusion will be exacerbated eventually (for example, such a proposition is produced that urban housing system cannot accept these tenants). In the long term researches on the various groups within the social transformation of urban living space to help us reflect on many problems in the process of rapid urbanization and finally to realize a beautiful vision of society called "Home Ownership " with ongoing efforts.This article is divided into six chapters. The first two chapters the background, theory, methods and data infrastructure of this study. Chapter III to Chapter V is an empirical research of group-oriented leasing situation in Y community. Chapter VI is a summary of about the essay to summarize the main findings and conclusions of this study combined with Shanghai’s housing policy and the sample data to point out the corresponding between living forms and social stratification and the inadequacies of this study and directions for future research.
