In recent years, with the economic development of our country, real estate industry develops rapidly and becomes one of pillar industries. Its development puts greater impacts upon the whole national economy. It plays an increasingly important role in the national economy. However, real estate projects are subjected to greater impacts from policies and characteristics such as large amount of investment and long period. Due to more unpredictable risk factors during real estate development and constantly changed state macro-control policies, risks for real estate development gradually increase. Therefore, how to control and resolve project risks is a particularly important issue that real estate enterprises face. Quite a number of managers from real estate enterprises have weaker risk awareness and weaker risk management ability, and lack effective risk handling measures. Thus, it is practically significant to conduct analysis and research on risk management of real estate projects.The study in the paper aims to study practical application of relevant theories and other issues by comprehensively applying theories and methods for risk management and risk management for real estate projects in combination of practice. The paper mainly elaborates definitions and classifications of risks, definitions of risk management, etc. In accordance with characteristics at different stages of real estate projects, combinations of analysis and summary and of qualitative and quantitative are applied to assess risks. Subsequently, on the basis of analysis and assessment of various risk evaluation methods, fuzzy hierarchy evaluation process based risk assessment model is constructed, research on risk factors of real estate projects is conducted, and various project risk handling measures are proposed. Taking Lujin Yujingcheng real estate project as the object of the study, the paper, on the basis of summarization of general theories and concepts for real estate project risk management, conducts risk identification at stages of project investment decision, early stage, construction and sale&rental management, proposes a variety of risk handling measures for risks in the project’s whole life cycle, and pointedly improves awareness of risk prevention and ability of handling risks so as to ensure smooth project construction. There are certain risks at each stage of the project, but generally Lujin Yujingcheng Project has a good expectation. The study has certain reference values for other real estate development enterprises.
