Entered in twenty-first Century, China economy maintained a relatively strong growth momentum, great to meet people’s material life has been, in solved the food problem, people begin to pay more attention to the problem of housing, for a long time, China’s real estate industry has become an important driving force for economic growth, the the prosperity of the momentum of development not only greatly stimulated economic progress also promotes a number of related industry progress. However, the real estate industry is a complex industry, its project cycle long, the initial investment is much, with strong regional and higher uncertainty, which makes the high risk of the real estate project, therefore, project management on real estate often need to consider many factors, its remarkable complexity. In today’s Chinese, on the real estate risk research and management are not summarized very fruitful approach, the government and developers to avoid risk and management awareness is not clear enough, how effectively to risk an accurate assessment and subsequent targeted for its avoidance is an important issue worthy of study, to solve this problem not only can enrich the theory of project management, but also provide guidance or advice for the real estate business, do a good job of risk management.The full text from project management point of view to study, reading a lot of literatures, related research conclusions based on the summary of domestic and overseas, through the "qualitative" and "quantitative" integration perspective, method of subjective analysis and empirical complementary, with golden Washington real estate projects as examples of risk management issues in-depth study of real estate for the project. This paper begins with the summary of the project risk management of domestic and foreign research results, and then make comments on these studies, defines and explains the main concepts, at the same time the article involved such as: risk, risk management, in order to better spread out below, then the real estate industry, the risk identification, evaluation means characteristics the measure of risk, risk management and risk response methods corresponding to make combs and summarizes the key content, to clear the article to research, providing valuable reference for the follow-up study. The paper is based on risk management theory as the basis, with golden Washington real estate project as an example, do risk assessment to its all-around method according to the evaluation results, then give the feasible to avoid these risks. First of all, to do a comprehensive overview of the project, including project overview and target location, surrounding traffic facilities level, regional location survey, construction scale and other aspects, on this basis, the project focuses on the analysis from two aspects of inside and outside, to the project cycle as the main line, to carry out part of the initial planning investment early removal, financing, construction, middle late rental management risk assessment. Through this research, the author thinks that in place of project management of golden Washington real estate projects, but each link in the video from the investment and construction to completion there are still some risk.
