The Research About Owner Project Management Maturity Model Based On BIM Technology

Project management is directly related to the owners of investment returns, with the scale of construction project is increasingly big, the management difficulty increases. The emergence of building information model (BIM) technology and the mature and perfect, provides a new management concept, methods and techniques for the owners. Owners as the biggest beneficiaries of BIM technology, trying to BIM technology was applied to all aspects of project management, but is still in the primary exploration and use of project management maturity model can effectively help the owner to determine their own grasp of the BIM technology situation, help the owner to find out in the use of BIM technology project management in the process of the part of the shortcomings, puts forward the corresponding strategy, improve the management level.By reference to a large number of literatures, this paper combines qualitative quantitative research, combining the theory of the maturity model and hierarchy analysis and fuzzy evaluation methods, established from the perspective of the owner’s project management maturity model based on BIM technology, and through the case study, demonstrates feasibility and practicability of the model.The thesis mainly includes the following contents:(1) This paper summarized the research status at home and abroad about the owner using BIM technology.(2) The meaning of BIM is discussed and the different construction participants of BIM technology application, from the perspective of the owner analysis of the whole process of project management using BIM technology.(3) Using Maturity model theory, choicing the mainly content involved in the process of owner’s project management work, and seting up the owner project management maturity model based on BIM technology.The main conclusion is that:(1) The owner of project management is the core of the whole project management, leading other construction work of participants, throughout the different phases of the project construction, taking the management work of progress, investment and quality, realize the coordination and unity of the work.(2) BIM technology can help the owner in the project process, in various fields to carry out the management work, enhance the level of the owner of the project.The owner is the biggest beneficiaries of the use of BIM technology, but the owner grasp and use of BIM technology is still in the primary stage, need to be further improved.(3) Combining with the characteristics of project management for the owner use BIM, think for the owner based on BIM technology construct project management maturity model can effectively reflect the owner master for BIM technology, enhance and improve the owner BIM technology in the process of project management.(4) Combined with related theory, set up the owner based on BIM technology project management maturity model, selection of the early stage of the project planning survey and design management, project management, project progress management, project quality and safety management, project cost management, project risk management, project bidding and contract management, project management, project late information management, project management ten factors as evaluation objects, on the basis of this choice can be quantitative or qualitative reflect the key indicators of objective facts, constitute the five target classification,10factors,39key evaluation index of the owner project management maturity model based on BIM technology.Combined with analytic hierarchy process (AHP) and fuzzy comprehensive evaluation method, to determine the relative weights and evaluation method, the owner use BIM technology to make an objective evaluation of the basic situation of project management.(5) Through questionnaire survey and case study method, to determine the owner use BIM technology of project management maturity, model evaluation results was basically in accord with the enterprise actual situation, and proved in this paper, the model is reliable.
