| With the development of China’s construction industry, the competition of real estate market increases day by day. To obtain a better survival and development space, construction enterprises should strengthen the economic cost control of projects and improve their market competitiveness. In the cost control of construction, the consideration at the design stage plays a conductive but crucial role to the control of engineering economy. Therefore, it brings forward higher requirements to the economic cost control during the design stage. The superior on the over-all performance of a project is not only reflected from the advantages of its technical performance, but also from its economic performance, which is a very important engineering index. Therefore, the comprehensive consideration of technical and economic factors to the actual structural design is particularly important. Under this background, this dissertation focuses on a today’s popular loft, a high-rise residential and commercial building. The research approach involves interdisciplinary, qualitative and quantitative methods. The main research contents are as follows.Firstly, by taking a loft high-rise residential and commercial building as an example, two kinds of structure schemes are determined as the options of the engineering structure. By using the current structure design codes and the PKPM structure design software, modeling, calculation and adjustment are conducted for the two kinds of structure schemes. According to the computing results, a detailed comparative analysis is carried out between the layouts of overall structure of the two schemes.Secondly, the economic indicator and sensitivity analyses are carried out for the two kinds of structure design. To find out the different features of the two schemes, horizontal and vertical comparisons of main engineering indices are made between frame shear wall structure and frame-supported shear wall structure. The sensitivity analysis principles are introduced and applied in this engineering practice. The sensitive factors influencing the construction cost of the two structure design schemes are present, and the conclusions provide a reference for the structure design and investment decision.Thirdly, by using the theory of value engineering, technical and economic comprehensive analyses are performed to the practical project. With the successive analysis, including the determination of function coefficients and cost coefficients and the calculation of value coefficients, the final solution is obtained. Through analysis of the indicators, a comprehensive estimation is reached in terms of technology and economy aspects, which brings some thinking on the structure optimization for the designers. |
