Research On The Comprehensive Evaluation System Of Industrialized Housing Under The Sustainable Development Target

Since the open door policy, with the rapid development of national economy, housig sustem in our country also takes great changes, from the era of welfare housing distribution to the era of commercial housing. However, there still exist many problems in real estate industry like hign pollution, high energy consumotion and low efficiency which bring many environmental problems. In this context, industrialized housing emerged. Under the current background of sustainable development, to what extent does the industrialized housing meet the needs of sustainable development has become an important research topic. Firstly, this paper takes the relevant professionals and residents of industrialized housing as research subjects to study their satisfaction on the sustainability of industrialized housing. Decision tree method will be employed in this paper to explore the factors which affect the satisfaction evaluation on the sustainability of industrialized housing. For the investigation of professionals, their satisfaction on economic, environmental and social aspect of industrialized housing will be chosen. As for the residents of industrialized housing, residents’ satisfaction on sound insulation effect, thermal insulation effect, construction quality, integrated kitchen, appearance and safety of industrialized housing will be explored. Through the satisfaction survey of professionals and residents, the satisfaction on the sustainability of industrialized housing can be concluded, by which the performance of industrialized housing on sustainable development aspect at present can be reflected. Secondly, based on the literature review and expert interview, this paper establishes evaluation system of the industrialized housing under the sustainable development goal. Considering the comprehensive and scientific aspects, using functions, technology integration degree, economy, environment and society will be chosen to evaluate the performance of industrialized housing on sustainable development aspect. Then, AHP will be employed to evaluate the importance degree of indicators in different levels, based on which the evaluating system of industrialized housing on sustainable development aspect will be established.Through the establishment of evaluating system of industrialized housing on sustainable development aspect, an evaluation standard for industrialized housing can be provided, which can guide the industrialized housing better adapt to the requirement of sustainable development so as to making contributions to the better development of industrialized housing.
