With the rapid development of the industrialization and urbanization, the housing expropriation is increasingly strengthened. As an integral part of the housing expropriation, the housing expropriation appraisal has become an important business in real estate appraisal. The housing expropriation appraisal is a statutory business, and the result of appraisal will arouse great sensibility between both sides. So if even one mistake is made, the vital interest of the parties will be influenced and will produce dispute even "serious incidents". And social harmony will be broken for this. Hence, the housing expropriation appraisal should be more rigorous from the legal terms, more standardized in techniques and more scientific in management. However, there exist many aspects needed to be discussed and developed when the housing expropriation appraisal is carried out. It is in this paper that the major problems during the process of the housing expropriation appraisal have been analyzed and corresponding advices are given.Firstly, through the analysis of background, It has pointed out in this essay that the legalization and normalization of the housing expropriation appraisal is the urgent issue that needed to be solved in real estate appraisal; Secondly, it overviews the housing expropriation appraisal on state-owned land and the basic theory in real estate appraisal; Next, it analyzes the main problems existing in the current housing expropriation appraisal; lastly, it provides the countermeasure and suggestion on how to improve the housing expropriation appraisal to the relevant departments for reference.
