The real estate industry is basic and leading industry in the national economy,and its development has a direct impact on the development of the entire national economy.Neither the hot real estate market several years ago nor the recent downturn in the real estate market is conducive to the healthy development of real estate industry.Though the imbalance between supply and demand is a direct cause of fluctuations in the real estate market,the most fundamental reason is that real estate development scale is too large or insufficient.New-style urbanization will become an important engine of the future driving China’s economic growth.For a long time, China’s economy has maintained sustained rapid growth is mainly dependent on the state of large-scale investment and import and export trade.The economic growth which driven by massive investment is not sustainable. what’s more, the scale of the import and export volume also make the economy of our country be influenced easily by the world economy.In order to reverse the unfavorable situation caused by excessive reliance on investment to promote economic growth,maintain sustained economic growth and reduce the impact of world economic crisis on China’s economy,new-style urbanization shoulder to stimulate consumption, expand domestic demand, stimulate sustained economic growth.The real estate industry is the important material carrier of new-style urbanization and the smooth progress of the new urbanization needs healthy and stable development of real estate industry.To research the impact on city real estate development scale of new-style urbanization,this article adopts the method of qualitative analysis and quantitative analysis.First of all, I’ve conformed the impact of the new urbanization factors in real estate development scale.The economic factors, social factors, factors of residents’ quality of life and urban infrastructure and environmental factors are mainly included.Among the economic factors are GDP, per capital GDP, GDP growth rate, the total investment in fixed assets, the local financial revenue and the third industry proportion.The social factors include population density, the number of population, the natural population growth rate, per million people have the number of teachers, rate of urbanization, every million people have college students, the employment proportion of the third industry, the number of social security situation and consumer preferences.The residents quality of life factors include the average urban residents’ income, the per capital housing area, the per capital living electricity, the proportion of owning doctors.City infrastructure and environmental factors includes energy, water supply and drainage, traffic, post and communications and disaster prevention.Then, I analyzed the impact of four factors model of urbanization on urban real estate development scale from qualitative angle.Finally, in order to further verify the model of urbanization of the influence of these factors on urban real estate development scale, selection of new urbanization index,and establish the per capital GDP, rate of urbanization, the average income of urban residents and the number of vehicles with traffic as explanatory variables, housing construction area as explanatory variables, effects of establishing city real estate development scale the econometric model from quantitative angle, and carries on the empirical analysis of panel data from 2003 to 2012 years with 31 provinces and cities in China.The empirical results show that: Per capita GDP, rate of urbanization, the average income of urban residents and traffic vehicle number have a significant positive effect on the area of housing construction.With Per capita GDP, urbanization rate, the average income of urban residents and traffic vehicle number increase, urban housing construction area increase correspondingly.
