With the development of urbanization, the implementation of national policies and the requirements of agricultural modernization, the rural land transfer has become an inevitable trend. The transfer pattern innovates continuously, but problems in the rural land transfer appear unceasingly. Pricing is the core of the rural land transfer. Although there are many studies on methods of farmland pricing, a scientific and rational pricing method is still in absence. In general, rural land pricing has always been random and blind at present, which directly relates to the benefits of transfer subjects and affects their enthusiasm and transfer efficiency in the transfer process.So first of all, using the principal-agent model of game theory, this paper analyzed the condition that the farmer is willing to transfer their land under different transfer patterns. Secondly, under the premise that the farmers participate in the rural land transfer, not only farmers’ benefits are considered, but also recipients’potential benefits are considered. Then by adopting asymmetric information sequential negotiation model, the rural land transfer pricing model is deduced. Finally, taking the rural land transfer in Xihu village as a case, the deduced model is applied to estimation and analysis of the local transfer price. Then corresponding suggestions are put forward. The results show that:(1) The principal-agent model verifies that farmers are willing to transfer their land if only the rural land transfer profit is more than farming by themselves. (2) The rural land transfer price shall be determined according to the different land users. Land users’ potential benefits through the rural land transfer has direct impact on the rural land transfer price, while this factor is not fully reflected in the former pricing mechanism. (3) The investigation of Xihu village’s current situation manifests the over-unitary transfer pattern which is mainly on rent. As a result of the existing rural land transfer price which considers the economic value of the rural land simply, the transfer price is lower than its value. This paper aims at providing reference value for rational pricing of the rural land transfer.
