The real estate industry in our country has already occupied an important position in the national economy.However,the characteristics of high project investment cost,long construction period and project construction progress delay of the real estate industry have directly lead to loss of control of investment objectives,caused project-construction related parties' disputes and resulted in a series of bad results.As to the real estate developers,in order to avoid risks to a certain extent and achieve healthy and sustainable development,they have to ensure a reasonable project development period,reduce financing costs,improve the competitiveness of the industry and maximize revenues.Therefore,the application of the project plan and control management theory and method.plays an important role in the real estate industry.Based on the project plan and control management theory,this paper takes Guoyuefu Project for Xurong Company as the research object,and systematically research on the problem of the project plan and control management theory of Guoyuefu Project.Firstly,the paper describes the realistic significance and research background of project development.It comprehensively discusses about the project plan and control management theory and further studies related domestic and foreign references and theoies project plan mangement on the basis of theoretical researches.Secondly,it analyses the positioning of Guoyuefu project and the natural,geographical,environmental,political and industrial factors through the basic introduction to Xurong Company and Guoyuefu project.According to the actual analysis of Guoyuefu project.I plan the Guoyuefu Project in each stage of decomposition through the project work breakdown structure(WBS).Mainly includes the construction preparation phase,engineering phase,installation phase,outdoor engineering phase,and completion inspection and acceptance phase.Thirdly,according to the characteristics and other influential factors of Guoyuefu Project,combining the actual construction situation of real estate project with the work breakdown of Guoyuefu project,this research takes every stage of work content and time schedule into consideration,takes basic principles and methods of the project schedule as guidance and works out Guoyuefu project schedule,which is mainly divided into prophase project plan,interim construction plan and project implementation plan.Finally,it carries on a dynamic detection on the whole construction process of the project and compares Y with the preparation of the project schedule.This research analyses the deviation that appears in the construction progress in time once found the actual construction schedule does not match with the schedule.It also puts forward measures to ensure effective implementation of the project.The comprehensive plan and control management of the whole process,from the initiation,construction and completion of the project,is significant for the schedule plan and control system of Guoyuefu Project.In this paper,we mainly use the theory of plan and control,and WBS,Gantt chart project management tools as well as BIM technology on basis of Last Planner Method.After in-depth study of the project plan and control management of Guoyuefu Project for Xurong Company.I work out plans for the implementation of the stages and clear the control process and method.It is of great significance to establish a perfect project plan and control system for Guoyuefu Project after a certain operational premise.
