With the development of China’s economy into the new normal,the first-tier and second-tier cities’ housing market begin to polarize with the three or four line.Besides,with entering into aging society gradually,how to inhibit the large and medium cities housing speculative demand and stimulate the consumer demand will become particularly important.Based on the theory of the demographic transition and the life cycle,as well as housing supply and demand theory,this paper analyzes from the perspective of population structure,respectively from the population natural structure social structure and regional structure of population.In the above three aspects,this paper describes the development of the housing market and changes in population structure in the United States,Japan after World War II.Against China,in aspects of the housing market,the housing reform in 1998 has experienced five development stages,although individual indicators are beyond the reasonable scope,but the whole of China’s housing market is still relatively healthy.On this basis,use the impulse response image of the VAR model and the panel data model to analyze the 2000-2015 provincial data in the demographic factors by joining the control variable from the perspective of macro economy and the supply sides.The study shows that the occupational structure factors play the most important role in stimulating housing demand,while in the macroeconomic factors the per capita income of urban and per capita housing consumption have the least effect on housing demand.Finally,combining with the above research conclusions,this paper puts forward the optimization of demographic dividend,adjusting the housing structure and improving the professional system and the housing security system and so on,in view of the population age structure,family size,occupation structure and urbanization rate and the net population flow and other related indicators.
