The complexity of population structure determines the diversity of housing choice.From the perspective of population structure,this paper analyzes the relationship between population structure and housing demand structure,and reveals the dynamic law between population structure and housing demand structure,which has theoretical and practical value.Taking Shaanxi Province as an example,this paper first reviews the course of population structure change,and the current situation of the supply and demand structure of the housing market.The 1999-2015 time series data as the basis,the establishment of vector autoregressive model(VAR model),using the method of impulse response function and variance decomposition,econometric analysis on the relationship between population structure and the structure of the housing demand from the perspective of evidence.It is found that there is a long-term equilibrium relationship between population structure and housing demand structure in Shaanxi.The long-term impact of population structure on the ordinary commercial housing demand,with the passage of time,gradually weakened,but still exist;long-term effects on high-grade commercial housing and affordable housing demand,with the passage of time gradually weakened,until it disappeared.At the same time,the influence of population structure on different types of housing demand is different.Ordinary commercial housing,population urbanization rate fluctuations on the demand of the greatest impact,followed by the average urban household population scale and dependency ratio of children,the elderly dependency ratio effect on the fluctuation of the minimum;commercial housing for high-grade,population urbanization rate fluctuation maximum response to theirneeds,followed by the dependency ratio of children and elderly the dependency ratio,the average urban household population fluctuations in the smallest impact on it;for affordable housing,the average urban household population fluctuation changes the greatest impact on the demand,followed by the population urbanization rate and the elderly dependency ratio,the elderly dependency ratio affects the change of the minimum.The research reveals the dynamic relationship between Shaanxi population structure and the structure of the housing demand,conducive to the real estate enterprises to adjust the investment strategy and development strategy,conducive to the relevant government departments to formulate a population policy and housing market regulation policy right,promote the healthy development of the housing market in Shaanxi province. |
