| The real estate industry has a strong industrial relevance and a long industry chain.It interrelates a number of industries.It is mainly influenced by capital chain.The daily operation and management of real estate business requires a lot of liquidity.The development and construction of projects need to invest a lot of money and time.Associated with a higher income at the same time there are a lot of capital chain risk.If lack of assessment for potential capital chain risk,prognosis and response measures,or improper measures,there are likely to lead real estate enterprises to face huge financial crisis even bankruptcy.To explore the evaluation model and approach for the real estate enterprise’s capital chain risk,to accurate evaluation of risk of real estate enterprises’ s capital chain,to against financial crisis,it is very practical significance.The author studies the relevant theory and technology about risk management of the capital chain,on the basis of research achievements of theory and according to our country’s real estate industry development present situation,to explore the applicability of the capital chain risk assessment and management model about the real estate industry in our country.Predecessors mostly no quantitative analysis about the risk of real estate company’s capital chain from capital raising stage,operating stage and recovery stage.There are few quantitative analysis,rarely to deeply explore to the theory.There is lack of specific evaluation model and case analysis of real estate enterprises.In this paper,by analyzing the basic theory of capital chain to study the characteristics of the capital chain of real estate enterprises in China.To probe the process of capital operation into the real estate enterprises in our country,capital movement characteristics of each stage and the factors affecting the risk of capital chain.Then choosing some representative index factors which influence on real estate enterprise’s debt paying ability,profit ability and management ability,to build the evaluation index system of the risk of capital chain.Then use analytic hierarchy process(ahp)to get the weight of influence factors,through the analysis of the industry’s best value of financial indicators,the worst value,average to find suitable for our country real estate enterprise capital chain membership degree matrix of riskassessment.Then using the weighted average risk capital chain type fuzzy operation model to construct the fuzzy comprehensive evaluation model.According to the operating and financial conditions of the pearl river holdings,constructing a model of the application,making capital chain risk evaluation,and inspecting effectiveness of the model.Finally,based on the fuzzy comprehensive evaluation model and the influence factors of the capital chain risk in the real estate company,I put forward some ways of capital chain risk management,especially to predict the risk of capital chain,in order to make development of real estate enterprises better.This paper builds fuzzy comprehensive evaluation model about the real estate enterprise’s capital chain risk can help enterprise predict and evaluate risk of capital chain,to prevent the crisis of capital chain rupture.This is very significant for the healthy development of real estate enterprises. |
