Research Of Principal-agent Risk On Land Trust System-A Case Study Of Suzhou Mode

Guanzi shuidi once mentioned that”Land is the origin of all things”.As we all know,China is one of the most ancient agrichltural countries.Its 5000-year civilization is also a history of agricultural development,which attaches great importance to the value of land.Meanwhile,China is a populous country.The total population has reached more than1.3 billion.The steady development of agriculture is the premise of social stability,while the land is the core issue of agriculture.Since the founding of the land system of our country has experienced from individual farmers since all,main business,to the collective,the collective management,to the changes of the collective and individual business process.Greatly improve the productivity of agriculture in our country,makes our country with only 7% of the world's arable land to feed 23% of the world's population.Along with our country economy high speed development,the scale is small,vulgar,fragmentation of the traditional mode of agricultural production have been unable to adapt to the current social demand,DaiGeng,wrap,transfer,lease,there are land and land rent clubs and appraise cooperative system such as a new mode of land circulation gradually appear,this to a certain extent,to further promote the agricultural modernization,scale and intensive production,to a great extent,promote the development of the rural land production capacity,improve the farmers' income,but the transfer also exist shortcomings,therefore,still urgently needs the innovation way of land circulation.Land trusts contains all kinds of principal-agent relationship,which inevitably exist principal-agent risk.This article attempts to suzhou mode as an example,according to the theory of principal-agent risk,use the game model analysis suzhou principal-agent risk existing in the land trust system,finally proposes the solution suzhou land trust in the principal-agent risk countermeasures and suggestions.
