According to statistics,by the end of 2016,China's population over the age of 60 has accounted for the country's total population of 16.7%,reaching a population of more than 230 million 860 thousand,which indicates a higher degree of aging.Faced with this situation,the state has introduced policies to encourage social forces to participate in and promote the development of China's old-age care.The practice of the developed countries shows that the old-age real estate is a very effective social pension model,which can meet the needs of different levels of pension demand,and has been paid more and more attention by the society.However,in addition to policy support,the development of pension real estate also affected by the level of economic development,the degree of aging of the population,natural environment and other social and economic factors of the region.Based on the above situation,on the basis of previous studies,this paper makes an in-depth study on the real estate investment environment.Firstly,using the factor analysis method to select 23 evaluation indicators of the real estate investment environment from 5 aspects of economic environment,population environment,natural environment,policy environment and the development of related industries.Those evaluation indicators reflect social economic factors which affect the development of pension real estate comprehensively.Secondly using the analytic hierarchy process to determine the weight of each index and build the evaluation index system of the pension real estate investment environment.Lastly using the established evaluation system to evaluate the pension real estate investment environment of prefecture level cities of Jiangsu province,Then ordering and sorting those cities according to the evaluation results.Finally use cluster analysis to verify the rationality of the evaluation system.The results show that the evaluation system can be applied to the evaluation of urban real estate investment environment well.Prefecture level cities of Jiangsu province can be divided into pension real estate investment environment superior area,preferably area,general area.Suzhou gets the highest score,which indicates it has the best pension real estate investment environment in Jiangsu.
