| At present,the central government emphasizes "strengthening the structural reform of the supply side",this decision has become an important strategy for China’s economic development.China’s real estate industry in the supply and demand imbalance,showing the background of polarization,through the supply side reform to properly solve the contradiction between supply and demand of real estate,market regulation failure and other issues,for the development of special regional centers such as Ganzhou has important significance.This paper analyzes the reform of the real estate industry in China and finds out the motives and countermeasures of the supply side reform.Secondly,it analyzes the development of the real estate industry in Ganzhou City and the implementation of the reform of the real estate industry in Ganzhou.Finally,it finds that the real estate industry of Ganzhou is on the supply side In order to solve these problems,this paper puts forward the countermeasures to reform the supply side of the real estate industry in Ganzhou City and constructs the reform path of the supply side of the real estate industry in Ganzhou City.Through the establishment of the simulation model of the system dynamics policy,the author analyzes the supply side reform This paper analyzes the implementation effect of the reform path of Ganzhou real estate industry from four aspects: tax cost,financing cost,administrative cost and technology R & D cost,and puts forward some policy suggestions.The research found that:(1)Ganzhou real estate industry in the supply side reform process there is an effective supply shortage,the development model innovation is weak,the financing capacity is not strong,the resource advantage is not obvious and so on;(2)This article proposed to increase the Ganzhou real estate industry effective(3)to promote the diversification of real estate industry in Ganzhou,cultivate the innovation of Ganzhou real estate enterprises,and enhance the financing capacity of Ganzhou real estate enterprises,and to improve the financing capacity of Ganzhou real estate enterprises And the promotion of Ganzhou real estate industry and Ganzhou local advantageous industry integration,etc.,to build a "integrated logistics real estate","service real estate","financial real estate" and "industrial real estate" transformation of Ganzhou real estate supply side reform path;Through the quantitative analysis of the implementation effect of the reform path of Ganzhou real estate industry,it is found that the effect of different policies on the overall supply sidereform can be given in the order of administrative policy,tax policy,technology research and development policy and financing policy. |
