The commercial use of land due to short time,high land use value,regional selectivity and other characteristics,the price is more sensitive to reflect the region's economic level and commercial prosperity.Reasonable and objective use of scientific methods to evaluate a city to take land price in the spatial level of the existence of different characteristics and the impact of factors on the degree of land price,from the macro point of view,help policy makers in the factual basis and data on the reasonable adjustment of urban land use,so that the allocation of land resources to optimize,to master the impact of land use factors,and rational allocation of the surrounding Resources,contribute to the promotion of urban development.This article first defines the concept of urban land,commercial use,and commercial land use land.Based on the theory of spatial dependence of geography and spatial heterogeneity,it shows that there are spatial heterogeneity in urban land price.Then,according to the theoretical analysis method and the literature analysis method,the influencing factors of the urban land price and the qualitative analysis are used to screen out the influencing factors of the land price.Then we analyze the spatial data structure,data quality information and spatial autocorrelation of urban land price,construct the variational function theory model,select the appropriate Kriging interpolation method,analyze the spatial structure of commercial land price,and judge the city Land prices show spatial differentiation.Finally,the multiple linear regression model was used to screen the commercial land price of the city to determine which factors had a significant effect on the land price.Based on the study of spatial differentiation,the weight function of the adjustment is selected,the bandwidth is determined,the selected factors are substituted into the model,the GWR equation is constructed,analyzed,the results are obtained,and the urban land price is analyzed from the spatial point of view The significant influencing factors of spatial differentiation.Finally,the empirical study was conducted to select the transaction price of land market in Wuhan City as the sample data from 2005 to 2015,and the appropriate influencing factors were selected for preliminary screening.Using geostatistics to determine the spatial distribution of urban land prices,in line with the use of GWR model conditions,the use of models to select the space has a significant impact on factors.
