Research On Old Villages Renovation Interest Balance Mechanism From The Persperctive Of Multiple Subjects

Since the beginning of the 1960 s,Guangzhou has begun to implement the old village renovation.Thin project can be divided into the following four stages.Firstly,during 1960s-1980 s,the government encouraged residents to spontaneously improve their living.Secondly,during 1980s-1990 s,the government led the renovation word and allowed market to participate in the renovation word.Thirdly,during 1990 s in 2005,the government led urban landscaping project.Fourthly,since 2006,the government led the “Three Old” renovation.As of 2016,Guangzhou City renovation achieved greater results in the following four areas,such as promoting industrial renovation and upgrading,alleviating the demand for construction land,attracting investment in fixed assets and improving the urban living environment.However,there are some problems in “Three Old” renovation,especially the old village renovation.Because of the complexity of the main stakeholders,interest balanced distribution with each interest is the research hotspot.The thesis is composed of five chapters totally.In the first chapter,we analyze the research background,research significance and research situation at old village renovation,and then put forward research content and research objectives.In the second chapter,we analyze the behavior,interest demands and interrelations of each stakeholder.With constructing the evolutionary game model and performing simulation analysis,we find the main factors which influencing the strategy choice of each stakeholder.In the third chapter,In the third chapter,according to the main factors,seven urban villages in Guangzhou are taken as the research object.We construct the evaluation model of the old village retrofit potential and calculate its comprehensive score by AHP-entropy method Value.In the fourth chapter,we put forward the balance mechanism in the inclusive growth which should be divided into four parts: the value goal,the benefit sharing,the discourse expression and the difference of the results.Through the establishment of the multi-governance,standardized market participation,public supervision and participation,goals and responsibilities sharing,this mechanism can be achieved.In the last chapter,we summarize the main points of the paper,and make recommendations and suggestions for deficiencies in the study.
