China is currently in the period of rapid development of rail transit.The combination of line site and site radiation area(hereinafter referred to as "station area")land use is directly related to the spatial structure and development direction of the city.The rapid development of rail transit provides optimization and reconstruction for urban space.Using the system dynamics principle to treat the land use of the rail transit and the station area as a closed system,it is helpful to study the internal influence mechanism of the two.In this paper,the relationship between land space growth,land use nature,development intensity,land price and rail transit is analyzed in detail from the mechanism of land use and land use.Secondly,it analyzes the cases of comprehensive development of stations in Hong Kong and Guangzhou,and the development of land-based metropolitan rail transit stations at the domestic and overseas sites in Tokyo,Singapore,and Shenzhen,which are site-centered,and summarizes their land development methods and development strength.The successful experience in order to provide a reference for the future development of land use in Tianjin Rail Transit Station Area.Thirdly,I use the system dynamics principle to analyze the land development mechanism of each development period of rail transit,and formulate the quantitative index system.Finally,I select the sites in the central city of Tianjin to conduct empirical research,analyze and summarize the changes of land properties and development intensity around different types of sites,and then correlate the accessibility changes of one type of different sites and the land regulation laws Quantitative analysis,the above qualitative analysis to verify.Based on the analysis of the case study in Tianjin and the experience of land development in the urban rail transit station area at home and abroad,this paper puts forward some suggestions on the adjustment of land transportation in Tianjin.This paper uses the system dynamics principle to draw out the causal relationship diagram and the stock flow chart of the land control mechanism in different development periods of rail transit.The results are divided into three stages: the land use control phase led by market interest before the opening of rail transit,the stage of land use control led by GDP at the beginning of the construction of the rail transit network,and the change of the traffic caused by the improvement of the accessibility of the rail transit network.Land use control phase.At present,Tianjin is in the period of rapid development of rail transit network.Therefore,the correlation between the accessibility of typical sites and the land use in Tianjin is analyzed.The results show that the increase rate of site area ratio and the 1 / accessibility coefficient There is a proportional relationship between the fitting coefficient,the fitting coefficient is about 2.2,the goodness of fit is 0.95.That is,with the site accessibility coefficient reduction,station area floor area rate has increased.This trend is even more pronounced for stations located outside the Central Ring Road.The increase in the 1/accessibility coefficient increases the volume ratio by 2.6.The study provides a new idea for the land development research in Tianjin during the period of rapid development of rail transit,and provides a forecasting method for the land development and regulation of the planned rail transit station area.
