To make the city grow more gracefully,one effective means of urban renewal is to renovate instead of rebuild existing buildings.But at present,the existing buildings in our country are transformed on a small scale,and the dismantled buildings are large in volume.One of the main reasons is that the reformation work is complex and involves many aspects,which makes it difficult to achieve scientific management.BIM technology,by virtue of its characteristics of visualization,coordination,simulation,etc,plays a great role in improving the current status of existing building renovation.Based on this,this study analyses the factors hindering the renovation of existing buildings and their mechanism,and puts forward corresponding strategies by combining BIM technology with the management of renovation of existing Buildings,aiming at prolonging the service life of existing buildings,so as to promote the renewal of the city.Firstly,in order to comprehensively identify the factors that restrict the renovation of existing buildings,the paper initially identifies the restraints by combining the literature research with the text material on cases pertaining to existing buildings that have been renovated or demolished,and then,through integration and improvement of the initial influencing factors list by correlative analysis,feasible analysis and expert interviews,finally gets 26 common constraints,which lay a foundation for exploring the causal relationship between factors.Secondly,the mechanism of the identified influencing factors is analyzed.For the 26 identified influencing factors,the factors are divided into root layer,middle layer and surface layer based on the path of influencing factors by means of decision laboratory analysis and interpretation structure model.Through the analysis of the source layer factors and their interaction paths,it is found that the existence of the source layer factors leads to the occurrence of the middle layer problems,and eventually leads to the appearance of the surface layer problems.Therefore,this study first combines the comprehensive evaluation method,obtains the surface key factors,such as the low matching degree between the existing building structure type and the transformation function attribute,the low scientific degree of the existing building value evaluation method,and then takes the root layer factor as the theoretical guidance,seeks the middle layer factor which can be used as the breakthrough,and by determining the optimization direction of the methods and technical means involved in the intermediate factors,aiming at improving the key factors on the surface,so as to determine the management strategy of existing building renovation based on BIM.Thirdly,based on the above research,the paper puts forward the strategies for managementof renovation based on BIM.First,the paper provides the strategies of acquiring the original information of existing buildings to lay a "model" foundation for the formulation of reform design scheme;at the same time,the paper studies the organization of reform design and the construction method of collaborative work platform to lay a "organization" foundation for the formulation of reform design scheme;finally,the paper gives the application direction and the corresponding implementation methods of BIM in the process of pre-stage,design,construction and operation and maintenance management of existing building transformation,so as to provide reference for other projects.Finally,the paper takes project A as a case to conduct an empirical study to verify the rationality of the proposed transformation management strategy,and analyzes and summarizes its application effects.The results prove that the BIM-based strategies for management of renovation can help to excavate the value of existing building renovation,make the renovation management more efficient and scientific,have a certain reference significance for the implementation of related renovation projects,and are beneficial to the organic renewal of the city.
