Research On The Optimization Of Procurement Management Strategy Of Teaching Building Project Of NZ College

In the open real estate projects 60%of the cost is mainly concentrated in building materials.The cost of building materials is inversely proportional to the income of real estate development enterprises.At the same time,building materials also play a decisive role in the quality of real estate projects.Once the quality problems of building materials occur,the project quality and project duration will be affected.If the quality is not up to standard,it will even lead to suspension This is the case.Therefore,more and more real estate enterprises pay more attention to the purchase of building materials.This paper follows the logical thinking of "raising a problem?analyzing a problem->solving a problem".On the basis of understanding the relevant concepts of procurement management,this paper combines the theory with the case.This paper analyzes the current situation and problems in the procurement management of the teaching building project of NZ college,and then puts forward the corresponding ideas and methods of procurement management improvement.In the research process of this paper,according to the research ideas of finding problems,analyzing problems and solving problems,based on the analysis of procurement related concepts and theories,this paper analyzes the current situation and problems in the procurement management of teaching buildings in NZ college,and then puts forward the corresponding ideas and methods of procurement management improvement.Through the research of this paper,we can see that the most prominent problems of the teaching building project procurement management of NZ college are:lack of classification of procurement materials,problems in procurement process,problems in supplier management.Therefore,based on the theory of two.dimensional quadrant analysis,this paper analyzes the procurement materials of teaching building project of NZ college,and divides the materials into the following types:general type,leverage type,bottleneck type and strategic type.Combined with the supply chain management idea,this paper makes an in.depth study on the procurement process of construction materials for teaching building project of NZ college.Firstly,aiming at the problem of lengthy purchasing process,this paper formulates the optimization scheme from three dimensions:process reengineering,material classification and material project shift.Secondly,in the aspect of supplier management,due to the large number of suppliers and low utilization rate of suppliers in the teaching building project of NZ college,this paper designs the supplier management system from the aspects of supplier classification,selection and assessment,and optimizes the supplier selection by using fuzzy evaluation method.Through the optimization of the teaching building project procurement management of NZ college,the expected effect is reflected in the following aspects:material classification procurement reduces the procurement cost of general materials and bottleneck materials,reduces the procurement risk of strategic and leverage type materials;the optimization of procurement process improves the operation efficiency of the procurement process and reduces the procurement cost;the optimization of supplier management is superior It can shorten the purchasing cycle,ensure the material quality and reduce the purchasing cost.
