Since the implementation of housing monetization in 1998,the housing market in Xinjiang has prospered,and the average selling price and sales area of residential houses have been increasing.As for the overheating of the housing market,scholars mostly use land finance,anticipation speculation and currency interest rate theory as the starting point to analyze,but the housing is provided for people to live in.The population is the main consumer of the housing market.The housing demand changes gradually with the life cycle of people.It depends to some extent on the demographic structure.Studying the impact of changes in population structure in Xinjiang on housing demand plays an important role in maintaining the sustainable and stable development of the housing market in Xinjiang.Firstly,based on the definition of related concepts,this paper reviews relevant literatures on the relationship between population natural structure,social structure,regional structure and housing demand,and then studies the theory of population structure and housing demand,and then analyzes the structural changes population and the development of the housing market of Xinjiang.Then,based on the time series data of Xinjiang from 2003 to 2016,this paper empirically studies the relationship between population natural structure,social structure and regional structure and housing demand,and finally constructs a comprehensive model to analyze the impact of demographic changes on housing demand.Based on this paper,the following conclusions are drawn: The child rearing ratio,the old-age dependency ratio in the natural structure of the population and the housing demand are significantly negatively correlated.The proportion of the secondary industry employees in the social structure of the population is significantly positively correlated with the housing demand.The urbanization rate in the geographical structure of the population is significantly positively correlated with the housing demand,and the proportion of the floating population is significantly negatively correlated with the housing demand.Finally,the paper puts forward policy recommendations based on the status quo analysis and empirical research conclusions.
