With the rapid development of Chinese real estate development,the environmental questions are becoming more and more prominent.In recent the Chinese government has begun to pay more attention to environment protection,ideas like green construction are introduced from abroad and propogated.Real eatate developers also introduce environmental properties and incorporate environment concepts into consideration of influencing factors of the development of projects.Special environmental properties of real estate refers only to the natural environment friendly.Generalized environmental properties of real estate involved the social environment and natural environment,which could be divided into geographical environment,neighborhood environment and artitectual environment.This research aim to discuss the effect of this three property values to the environment.Based on the real estate development enterprises,this research aim to discuss the influencing factors of real eatate project pricing,construct the value evaluation system,determine various weighting factors,and identify the building efficiency in residential development project.Research methods mainly adopt analytic hierarchy process(AHP)and entropy weight desion method.First aquire the consumer demand for environmental factors through the questionnaire,confirm the index of evaluation system by factor analysis.Then give the value of each weighting factor using AHP combining the suggestion of experts' and consumers.On the other hand,this paper also research on the effects of environmental factors on the decision making by real estate developers,discuss the selection evaluation of the energy saving scheme design stage by entropy weight desion method.The main conclusions of the study are as follows:(1)The weight calculation results of this paper showed that,the geographical environment was highest in the primary index,followed by neighborhood environment,the artitectual environment was lowest,which means that the location of the project is the most valuable of the environment factors,accounting for more than 50%weight.In secondary index,distance to city center is the most heavily weighted(0.324)in geographical environment,the distance of neighborhood primary and middle school is the most heavily weighted(0.111)in neighborhood environment.No statistic difference was found in the secondary index in artitectual environment,the services of property and security.the household design had bigger weighters(0.029,0.030).The calculation result of weight has pratical influence and it could help the developer to make effective decision.This paper studied the effect of the thermal insulation layer thickness and the type of building material of outside windows on the value of project.The result showed that optimization the outside windows could improve household energy saving performance while the thermal insulation layer thickness had no obvious effect.This study provides the environmental of real estate project with multi-dimensional decision-making evaluation of energy saving method,which could be extended to many other choice-making solutions such as landsape plan/construction layout/architectural form.
