Study On Potentiality Analysis And Mode Of Rural Residential Land Consolidation

In recent years, land consolidation(LC)in rural residential areas has become one of the effective means of readjusting rural land use structure and of keeping the dynamic balance of cultivated land.At the same time, it played an important role in urban and rural overall Planning and intensive using of resources. The land consolidation in rural residential areas is an inevitable choice for the sake of the necessity to achieve the social economic sustainable development. It also has great theoretical and practical significance either to the increasing of rural public land protection consciousness, or to rigorously manage rural residential land or to decrease the gap between urban and rural. It is urgent to carry out land consolidation to relieve the crucial contradictions between land and human in rural area.For the purpose of land planning and management, this paper is studying on the primary problems in land consolidation in rural residential areas.Adhering to the principle of integrating theory with practice, this dissertat is based on the fieldwork and collecting correlative literature, using the combination of qualitative and quantitative analysis.The main contents are as follows:Part one was the basic theory component. It mainly defined the land consolidation and land consolidation in rural residential areas, analysed the content and function of rural residential land, discussed the academic bases, the principle , the procedure and the driving force for rural residential land consolidation. The academic bases included land sustainable development theory, system theory, land economics theory, location theory, inhabited Environment theory and so on.Part two was the status and problems in rural residential land use. Rural residential area of our country has many problems on land using, such as the low land utilization ratioand the low volume rate, which were originated from law, habitude and traditional concept.Part three was potentiality analysis of land consolidation.In this part, the connotation, the types and the evaluation method of potentiality was discussed, it also studied on criterion of rural residential land use.
