Real estate company is the corporation engaged in development and operation of real estate project.Construction,sale,cash inflow and realization of positive net profit are the primary profit models of Real Estate Company.With the continuous development of the real estate market in China,the rising cost of development,the increasing of product supply and the fierce market competition have become the normal state.Give a guarantee to project schedule,market project in advance and seize the decisive occasion are the core competitiveness of the real estate enterprises foremost.Therefore,project schedule management is getting its population in real estate corporation.With the usage of advanced real estate project management methods,combining advanced experience of real estate project management both domestic and overseas to realize the scientific,standardize and information-based project schedule management is one of the hotspots in the research of real estate project management currently.Project progress management as an important part of PMBOK,is used for research of real estate project through the use of network planning technology,Critical Path Method,earned value management(EVM)and other technical tools,combined with the characteristics of real estate project progress management.Real estate project schedule management research mainly includes three aspects:project schedule planning,early warning of project progress planning and evaluation of schedule management control.Based on the principle of WBS and Critical Path Method,the project progress plan is compiled.Though the decomposition of real estate project of Y company,the sequence of various work activities is determined,the time of each item activity is estimated,the network diagram of the project schedule is drawn and the market plan has been compiled.The influence factors both human and objective are considered when in progress of decisive factors analysis,combined with internal and external characteristics of the project,to make the measure of project construction schedule management put forward.Based on the characteristics of the real estate project progress management,the early warning analysis of project schedule delay is carried out with the numerical analysis method.The result of early warning analysis of Y companies' project opening shows that the project has a hidden danger of critical delay at first,while the level of delay is moderate after a few month.The project progress is evaluated by EVM,the EVM analysis shows:after the project starts,the overall progress of the project is backward accompanied by cost overspending but within the acceptable range.In order to make up the delay of progress,this paper puts forward correction measures including critical paths compression,materials guarantee and licenses application acceleration,to achieve a satisfied result.Through the project schedule management of Y company,the effective factors of real estate project progress management have been analyzed,which will provide a reference for the follow-up related projects.
