Study On Temporal Heterogeneity And Influencing Factors Of Urban Industrial Land Efficiency In Six Central Provinces

After 40 years of rapid development of reform and opening-up,China has realized the transformation from a big agricultural country to a big industrial country.However,the low price of industrial land and extensive land use patterns have long supported China's industrialization,resulting in low utilization efficiency of industrial land and greater negative environmental externalities.Therefore,this paper studied the utilization efficiency of urban industrial land and its influencing factors.It plays an important role in the economical and intensive use of industrial land.The central region is an important economic zone in China and a key area to promote industrialization and urbanization in the new round.According to the evaluation of land intensive use in China's development zones in 2018 organized by the Ministry of Natural Resources,it showed that the central development zones had the highest comprehensive land use intensity,but the input-output benefit of industrial land was low.Therefore,understanding the utilization efficiency and its influencing mechanism of urban industrial land in the central region was conducive to improving the output efficiency of industrial land.This paper calculated the urban industrial land use efficiency of 82 prefecture-level cities in six provinces of central China by using the ratio evaluation method,and revealed the spatial dynamic evolution of urban industrial land use efficiency by using Arc GIS,then revealed its spatial heterogeneity by using exploratory spatial data analysis(ESDA).Finally,the influence factors were analyzed by using spatial lag model(SLM)and spatial error model(SEM).The following results are obtained:(1)During the period of study,the utilization efficiency of urban industrial land in six provinces in central China showed an upward trend,with the order of increase being Hunan >Anhui > Jiangxi > Hubei > Henan > Shanxi,and the average utilization efficiency of industrial land was Henan > Hunan > Jiangxi > Anhui > Shanxi > Hubei.The utilization efficiency of industrial land area in six provinces of central China is on the rise except Xinyu.(2)Spatially,the low-level regions were shrinking with the development of economy;the middle-level regions have been growing from scratch and expanding further,moving from the north of the central region to the central and southern regions;the high-level regions have been growing from scratch,mainly distributed in Henan and Hunan provinces in the central region;the middle-level and high-level regions were mostly located at the border of the six provinces in the central region.(3)The utilization efficiency of industrial land in 82 prefecture-level cities of six provinces in central China had a positive spatial correlation.With the passage of time,thespatial agglomeration of industrial land use efficiency tended to weaken,while the spatial heterogeneity gradually strengthened,and the difference of urban industrial land use efficiency was expanding.Most prefecture-level cities industrial land use efficiency "spatial polarization was not obvious,and it was in a low level equilibrium state".(4)The degree of industrialization had a significant positive effect on the utilization efficiency of urban industrial land in 2006,a significant negative effect in 2011 and a significant positive effect in 2016;the level of land marketization had a significant positive effect on the utilization efficiency of urban industrial land in 2006 and 2011,and a significant negative effect in 2016;the input of industrial fixed assets in 2006.It had a significant negative effect on urban industrial land use efficiency,and had a significant positive effect in2011 and 2016.Industrial land input had a significant positive effect on urban industrial land use efficiency in 2006,and had a significant negative effect in 2011 and 2016.(5)From the overall comparative analysis,it was found that most of the cities with high efficiency calculated by DEA method correspond to the cities with high efficiency calculated by the ratio evaluation method in the corresponding years.There was little difference between the two methods in the ranking of industrial land use efficiency of cities in each province.It could be seen that the ratio evaluation method had certain applicability in calculating efficiency.At present,the input of land elements was used in industry.Land use efficiency had a greater impact.The degree of industrialization only had a significant positive effect on the utilization efficiency of urban industrial land in 2005,and had a significant negative effect on the utilization efficiency of urban industrial land in the remaining years;the level of land marketization had a significant positive effect on the utilization efficiency of urban industrial land in 2010,and the other years had a significant negative effect on the utilization efficiency of urban industrial land;Fixed assets investment in 2005 and 2010 has a significant negative effect on urban industrial land use efficiency,and has a significant positive effect in recent years;industrial land investment in the study period has a significant negative effect on the improvement of urban industrial land use efficiency.
