Study On The Problems And Countermeasures Of The Operation Mode Of Land Reserve In Yangzhong County

With the continuous development of reform and opening up and market economy,land reserve system,as an innovation of China's land management system,arises at the historic moment in the reform of land use system.Our land reserve system is built on the basis of foreign experience.Although it has only developed for more than ten years,it has played an important role in the process of urbanization in China.For this reason,all localities have established a land reserve system suitable for the operation of the local land market,and have achieved good results.However,due to the late establishment of land reserve system in China,the study of land reserve system by Chinese scholars is based on practice and has not yet formed a mature theoretical system that is in line with China's national conditions.Therefore,the domestic and foreign research progress from the theoretical basis,the land reserve system,combined with the status of land reserve of Yangzhong City,analyzes the strategies and methods of improving Yangzhong city land reserve system,and according to the actual conditions of Yangzhong city puts forward the feasible suggestions to the healthy and rational development of the land reserve system in Yangzhong to a certain guiding role.Based on the definition and theoretical analysis,introduces the general situation of Yangzhong city land reserve system,mainly from the current state of implementation of the system,system performance and system implementation of the local land prices and housing prices affect the three aspects of the Yangzhong municipal land reserve system implementation,the study found that:the higher the overall benefits of land purchase and reserve system in Yangzhong city land reserve,from the angle of input and output,output input ratio is about 6:1;the land reserve has little negative impact on the price of land and real estate market.Finally,in the form of case illustrates the problems and reasons of Yangzhong city land reserve system,puts forward suggestions to improve Yangzhong city land reserve system,mainly including:organization level,coordination and administrative supervision level and in the relevant technical level to establish and improve relevant laws and regulations,and constantly improve the land reserve system,in order to achieve the government monopoly on the level of the land market and effective management of land,the land market to promote the standardized operation.
