Research On Cost Analysis And Control Of Integral Bathroom In Prefabricated Building

Chinese economic and social development is in the period of transformation and upgrading.In the process of rapid development of urbanization,improving the quality and efficiency of development is the key point of general concern in the construction industry.Assembly building and green building are highly praised by the government and favored by developers because of their advantages of fast construction,less environmental pollution and low dependence on labor force.As an important part of assembly building,the whole bathroom is of great significance to the development of assembly building and the promotion of green building.But at present,there are many researches on assembly building,mainly focusing on the construction technology,incremental cost,life cycle and other related hot spots.The research on the whole bathroom only focuses on its early design and construction technology,and the cost control of the integrated bathroom,especially the cost of the whole life cycle,involves less.This paper starts with the assembly building,summarizes the development process of the integrated bathroom and the related concepts of the assembly building,green building and the integrated bathroom through the research and study of the literature.The incremental benefits of the design stage,construction stage,service stage and scrap stage are analyzed from the perspective of the whole life cycle of the integrated bathroom;the design cost,construction cost,use and maintenance cost are analyzed The cost of the integrated bathroom and traditional bathroom is analyzed by using and removing the cost.Based on the basic data analysis,the thesis summarizes the principle of value engineering,puts forward the key factors affecting the overall sanitary ware and puts forward the suggestions of cost optimization.Taking Jinan assembly building P project as an example,the difference between the integrated bathroom and the traditional bathroom is analyzed.The function of the project is evaluated by expert scoring method.Based on the analysis of the relevant contract and cost data of the project,the cost of the design stage and the cost of the construction stage are analyzed.The maintenance and construction costs in the next 50 years are calculated by using the present value formula and calculated Cost of dismantling scrap.Based on the above analysis,the value of the project is analyzed by using the principle of value engineering,and the suggestions for cost management are put forward: first,pay attention to the cost limit in the design stage and strictly control the target cost;secondly,strictly design according to the construction specifications and quota during construction,and cannot break through the red line of cost;thirdly,actively promote the development and change of the overall sanitary ware technology,and further reduce the cost of the industry,Thus,the development of the integrated bathroom and assembly building and the whole construction industry will be promoted.
