Rural residential bases are the main material resources for farmers’ production and living,and are the fundamental for farmers’ peaceful living and long-term stability of rural society.Against the background of rapid socio-economic development and urbanization,a large number of people in rural areas have moved to the cities,and a large number of idle house bases and vacant houses have appeared in rural areas because the rural population has "left the land and the countryside".The idle and inefficient use of rural house bases not only causes the waste of land resources,but also seriously hinders the healthy and orderly development of rural society.Therefore,it is necessary to conduct an in-depth study on the problem of idle rural house bases and realize the effective revitalization and utilization of idle house bases in order to improve the efficiency of land resources utilization and build a beautiful and livable countryside.This paper selects Qufu City,Shandong Province as the research area,and adopts the methods of survey and mathematical and statistical analysis to conduct an in-depth study on the problem of idle rural house bases in Qufu City.The paper firstly elaborates and defines the concept of idle house bases,and on this basis collects data and information about idle house bases through field research,and summarizes the current types of idle house bases in Qufu City through the research of typical villages in the study area,and finds that in the process of using house bases in rural areas of Qufu City,there are problems such as "multiple houses for one household" and "serious oversize of house bases" to varying degrees.It was also found that there are problems such as the phenomenon of "one household with multiple houses" and the serious problem of oversized house bases.Secondly,on the basis of understanding the current situation of idle house bases in Qufu City,we conducted an in-depth study on the causes of idle house bases,and after analysis and research,we concluded that the causes of idle house bases in Qufu City are the result of a combination of factors such as economic development factors,house base system and management factors,social factors,and subjective factors of farmers,among which the inadequacy of house base system management is the root cause of idle house bases.Then,based on the perspective of farmers’ differentiation and policy cognition,a binary logistic regression model was selected to further analyze the influencing factors of idle house bases,and it was found that the type of farmers’ occupation,farmers’ cognition of "one house per household" policy,farmers’ cognition of house base ownership,age,annual household income,number of household members,and number of house bases had significant effects on The influence of the type of occupation,farmers’ awareness of the "one household,one house" policy,farmers’ awareness of the ownership of house bases,age,annual household income,number of household members,and number of house bases on idle house bases was significant.Based on the analysis of the causes of idle house bases and the influencing factors of idle house bases,effective management methods are proposed for the problem of idle house bases in Qufu.Firstly,we should strengthen the propaganda of home base policy,improve the policy awareness of farmers,and guide them to withdraw from idle home bases in a reasonable and orderly manner.Secondly,we should establish township enterprises to attract talents to return and solve the outflow of rural labor caused by the division of farm households in the context of urbanization development.For the unused residential bases,we should strengthen the management of residential bases,implement the effective transfer and paid withdrawal of unused residential bases,and maximize the effective use of unused residential resources.
