To classify and evaluate town-land is the key to make use of town-land and the crux of problem when people do research in land field .it is also a huge project which needs a lots of manpower, financial and material resources. From the characteristic of different city ,according to the concrete demand , the main purpose of research is to find a practical way which is scientific ,effective, integration of theory with practice ,easy operating and can stand practice testing. The land rent is the major theoretical foundation of land classification and land price evaluation .the absolute rent is the source of land price existing, the differential rent is the primary factor which decides the law of land price .The theory of town location expatiates on the different city land location decide the different land price .The theory of land price expatiates on land price is the capitalization of land rent ,land price follows the law of value. The theory between supply and demand expatiates on land price seeks balance and brings about in the changing of land supply and demand. The methods of land classification and land price evaluation can be divided into basic evaluation and practical evaluation .The basic evaluation is adopted by signal evaluation ,four in all :income restore, market compare ,residue ,cost . The practical evaluation is used for whole town or a certain region ,two in all :rout price ,stand price. The key of evaluation is to find a suitable way from the town characteristic , it especially suits for the town which does not establish the land price system yet . With example of the process of Tai Kang town establish land price system, this article expatiates on the land rent-peel off and the cost concrete which utilized in land classification and land price evaluation . It utilizes signal land price value in the classification and land price evaluation ,and analyses its characteristic of easy operating ,saving manpower ,financial ,material resources and accuracy.
