Urban Fringe Land Price And Its Effects On Land Use

During the course of urbanization and industrialization rapidly pushing on, the land transaction is frequently, the land price type is diversified, and the change of land uses is acute in urban fringe. In this paper, we make an analysis on the difference of the land price and the cause of the difference under different transaction, different uses and different property right, the income distribution at the different transaction forms, by the way of land price investigation in Tangshan urban fringe. At the same time, we study on the factors which influence the compensation for expropriation and the law of land price's space variation. Taking the foundation of the land income allocation proportion, we has analysed the divided condition of the land ownership. A large number of lands is expropriated and the frequently land adjustment which give an impact on the 30-year-unchangeable policy of land contract, and the policy should be adaptable to the changeable nature of land utilization. It is active of the land exchange of these collectives which are seated in urban fringe, especially, large numbers construction land has entered the land market. In the paper, We has made an analysis on the distribution of collectives land income and why the urban and rural land price had some differences. And an analysis has been made on the establishment of unified urban and rural land market, a method of controlling the collectives construction land and the distribution principle of the income were given out. Finally, follow the angle of theory analysis, it is seen about how the economic drive power makes the affection on the land changing from the agricultural land to construction land, and analyse the influence what the externality's existence makes on the market allocation of land resources.
