Based on Michael Porter's Industrial Competence Theory, Core Competence theory claims that the enterprise's inner resources are the decisive factor keeping competence advantage. From the perspective of inner development of the enterprise, the nature of Core Competence theory is a unique integration competence which overpasses the rivalry. The theory has opened a new era in which enterprises' competence theory is used to illustrate the secret of the enterprises' success.Real estate industry has been constantly focused as the new growth point and the main industry of the national economy. Under the background of Chinese urbanization and the building of the well-to-do society, the people's demands for the quantity and the quality of housing expenditure are increasing. The demands are the direct innovative force of sustainable development of Chinese real estate as well as the opportunity for the real estate enterprises to seek better development. The real estate enterprises play an important role in the national economy and social life. How to build up the core competence of the enterprises in order to cope with the more and more serious competition of the real estate market is of great practical significance.Firstly, the author of the thesis analyzes the present situation and the problems in Chinese real estate enterprises, such as the small scale of the enterprises, high risk, ineffective competence and management etc.Secondly, the author of the thesis puts forward the approach to build up the core competence of Chinese real estate enterprises by applying the theory of Core Competence to Chinese economic context. It is claimed in the thesis that the core competence is an integration competence of the enterprises' resources, including the inner and the outer competences of the enterprise.
