Since nineties of the 20th century, the enterprise's core competitiveness has become a new view angle and new scope to Enterprise Management, especially that of Strategy Management Study and its Practice. Theory of enterprise core competitiveness is one of the availing theoretical achievements cross combined by the Management study and the Economy study. It has been on the top attention of Enterprise Management both in theory and practical operations. With the joining of WTO and the unilateral of international economies world wide, Shen Zhujiang has now been facing the changing domestic factors like dominant consuming parties in Shenzhen markets, supply and demand fluctuations and increasing demands from consumers. She has to face the fierce competitions from the other domestic competitors as well as foreign investors abroad, who intend to edge into Shenzhen estate markets. The market competition is increasingly cruel. In order to upgrade radically the core competitiveness of Shen Zhujiang so as to main long term leading position in the fierce competitions, the essential and only way to survival and further development is to develop and improve enterprise core competitiveness.This thesis consists of six parts. In the first part, the necessity and urgency of study on core competitiveness within Shenzhen Zhujiang is put forward, based on the analysis of existing situation and trend in shenzhen estate markets and nation wide. The demonstrations of theory study and realities development, as well as linking concepts and the mainstream voices on domestic and abroad levels are stated in the second part. In the third part, detailed analyses on Shen Zhujiang's core competitiveness are illustrated. Firstly, it dissects the business operations of Shenzhen estate enterprises and introduces the roles of their sub-business operations & sub-functioning that are playing among estate developing enterprises. Then it analyses on the key elements of Shen Zhujiang's core competitiveness. In the fourth part, astatistical analysis on Shen Zhujiang's core competitiveness is done. It is based on an evaluation model which is set up beforehand and on a survey that follows the way demonstrated in the third part. Statistical figures have been well handled and there mentions analyses and evaluations on the results. Improving actions on the conclusions from previous part are put forward in the fifth part. The key point of them is spreading out on the six aspects that consist of the core competitiveness of Shen Zhujiang. In the last part, a summary on this thesis is done and some expectations are raised up.By adopting the Value-chain analysis, this thesis completely and systematically defines the core competitiveness among the estate enterprises. Meanwhile it establishes, on a scientific and comprehensive level, a set of evaluation & analysis tools that are applicable to Shen Zhujiang. By analysis on surveys, it has raised up the practical ways to develop, cultivate and protect the core competitiveness of Shen Zhujiang.
