Since2010, our country has issued a series of regulations and policies,theirmainly had two directions: on the one hand, in the Twelfth Five-Year Plan,ourcountry delimited eight economic circle in the national and made more regionaldevelopment planning, in the emerging industry development planning of nationalstrategic, the government had put the industrial structure adjustment and industrialupgrading as a key point for the economic transformation. In The18th NationalCongress of Communist Party of China, the leaders also further point out that wemust optimize the industrial structure and promote the coordinated development of allregions, and put forward in the coordinated development of industrialization,urbanization, information and modern farming; on the other hand, in the past twoyears, our country had issued more scathing regulation policy of the real estate inorder to control the fasting development of the residential real estate and commercialreal estate, the traditional production mode gradually receives the constraints of policy,capital and resource, in this environment, the real estate developers have to find newtransformations to adapting the new situation. Then, the industrial real estate as awin-win development mode wins the attentions in the all walks of life, which canrealize the long-team sustainable development of the real estate developmententerprise, realize the development of the state industrial and the urban development.In this paper, the writer defines the concept of Industrial real estate clearly,makes a detailed overview of the related theory of the industrial real estate,summarizes its concept, development history, development mode and the currentsituation at home and abroad. Also, combining with china’s policy environment in thistwo years, the writer puts forward that how to realize a long-term development of theindustrial real estate in the new policy situation. According to the simmeringinvestment boom, this paper, from the point of view of developers, analysis andevaluates on the investment risks of the industrial real estate systematic, establishesthe investment risk analysis model of the Industrial real estate with the analytichierarchy process(AHP) and fuzzy comprehensive evaluation method. After that, thispaper takes the Qingdao optical valley software park for example to carry on theanalysis and verifies the model. In the end, this paper puts forward some reasonableopinions and suggestions to the developers of the Industrial real estate, so as to avoid blind investment, avoid or reduce the investment risks.With the upgrading and developing of the industrial, the future trend of thedevelopment of the industrial real estate will continue to be noticed and researched.
