From the founding of the nation to the reform and opening-up,the agricultural institution of China experienced twice compulsory institution changes and one inductive institution change,leading to great impacts on agricultural development.Social transformation generally causes the changes of farmers' land values.As new values prevailing,the old values remain powerful.The frequent interactions between the new and old ones make the development trend of values heterogeneous.This study analyze the historical features?influence factors?evolutionary trend of farmers' land values.This paper takes Wuwei area of Hexi Corridor in Gansu Province as an example spot to implement questionnaires and interviewing surveys.First,the study reviews the agricultural land institutions in China with macroscopic and microscopic analysis on the historical features of farmers' land values in different historical periods,and evaluations are given for every single period;Second,influencing factors to the farmers' land values are identified through SEM(Structural Equation Model);Last,in view of life course,the whole change process of the land values is analyzed,the relationships of the agricultural land institutions,farmers' land values and the agrarian land use are pictured,and the evolutionary trend of farmers' land values was predicted.Through the study,this paper draws the conclusions:1.From the founding to the reform and opening-up,land was collectively owned,farmers lost their ownership of land,they recognized the land is not of their own,the benefits have nothing to do with themselves,they gradually lost their enthusiasm on the land,and the farmers' feelings of the land have become numb,weakening the value of wealth and rights,but land is still a life fundamental for farmers.The substance of land varies from different farmers since the reform and opening-up,land values show a heterogeneous trend.Generally,farmers' land values are that emotional value is weakening,guarantee value maintaining and wealth value is growing.2.Farmers' land values are influenced by the characteristics of farmers and the external environment,The normalized path coefficient of formal institutions,cash crops ownership dummy,average income per person within family,gender,education is0.987,0.827,0.816,0.807 and 0.805,Higher than other factors.The normalized pathcoefficient of formal institutions is 0.987.One possible explanation is that the state plays an important role in the formation of farmers' land values.3.Farmers' age is positively significate to informal norm at the level of 1%,impliciting that longer the farmers lived in the village,more are they engaged in the folk customs of the village,it plays an important guiding role in the formation of farmers' land values.The older people in the village have rather higher authority and utterance right,and they rule the ethos of the whole village.This result is supported by the survey experience.Education is negatively significate to the local government propaganda at the level of 1%,impliciting that the farmers higher educated have stronger sense of discrimination to the propaganda they received,these farmers are more independent,especially in the younger generation.4.A cohort of farmers born at the same time from the youth to the old,the events they have experienced are generally the same,therefore the real accumulation is illustrated by the cohort,not age and time.Analysis were conducted on the relationship between agricultural land institutions?farmers' land values and agricultural land use,the relation between agricultural land institutions and farmers' land values,and the agricultural land use is dynamic interaction process.the prediction trend of future farmers' land values is a narrow-to-wide cumulative process,farmers' land values will be more heterogeneous.
