The housing issue is related to the national economy and people's livelihood.After the reform and opening up,the economy has grown at a rapid rate,and the process of urbanization has developed at an unprecedented rate.As a result,the population has continued to gather in large and medium-sized cities.At the same time,economic development,urbanization,and the rise of the real estate industry have brought about rising urban housing prices.As a result,the middle and low-income groups in the city “look at their houses and sigh” and it is difficult to achieve their own living with their own strength.China's affordable housing system has now formed a public rental system.In the construction of social security housing,the government's financial appropriation is simply used as the source of funds for affordable housing.This kind of supply method and financing model has caused the government's financial burden and the lack of enthusiasm of the local government in the construction of social security housing.In the process of construction of affordable housing,the management model is chaotic and inefficient,and laws and regulations are not sound.Therefore,in the process of building and supplying public goods and services in China's social security housing,it is necessary to introduce new financing channels and learn from the advanced and efficient management methods of the private sector.The introduction of the PPP model in the area of affordable housing can expand the financing channels for the construction of affordable housing,providing a new investment space for private capital to open up new paths,and at the same time it will also have a beneficial effect on the promotion of social security housing construction in China.In order to study the operational mechanism of the social security housing PPP model,and further promote the development of social security housing PPP model,this paper chooses the factors that affect the success or failure of social housing PPP projects on the basis of theoretical research and model empirical analysis.This paper studies and analyzes the social security housing PPP project,which is based on a rich theoretical basis,a large number of documents and case projects,summarizes thecurrent situation of China's affordable housing,introduces the status of PPP mode operation,and then from the background module,the government Modules,market modules and project modules selected 21 factors as variables for model analysis.SPSS 22.0 software was used to construct Logistic model to carry out binary regression analysis of 97 social security housing PPP project cases.The five indicators of significant related factors for the success or failure of affordable housing PPP projects,and in the end,according to various constraints in the development process of China's social security housing PPP projects,analyzes the existence of the complex process in the implementation of affordable housing PPP projects in China.All aspects of the issue,and from the government departments,social capital,project operation process,laws and regulations and other aspects of the construction and development of social security housing PPP projects and recommendations.
