Performance appraisal is an important part of modern corporation human resource.With a correct implementation of performance appraisal,a reasonable assessment of staff performance can be achieved.Then it improves the working performance and enhances the competitiveness of corporation.In the paper,it analyses the performance appraisal in the Jia Mei Property Service Co.,Ltd.(Jia Mei Property below),based on the relative theories.It can designs a suitable performance appraisal system to promote its core competence and profit.It can be a good sample in the property management industry in Hebei province.Firstly,it introduces the research background,significance and research situation of performance appraisal at home and abroad,the main contents and methodology of the research.This paper summarizes the relevant theoretical knowledge of performance management incentive,in which the performance management theory includes the basic connotation of performance appraisal,performance appraisal system and the Balanced Scorecard.Incentive theory,including demand hierarchy theory and equity theory,etc.These provide the theoretical basis for the discussion below.Secondly,it analyses the Jia Mei property staff performance appraisal system.Through consulting the internal information,interviews and questionnaires,many weaknesses are found in the system.It is found that the design of the appraisal index is unreasonable,lack of performance communication and feedback,the application of examination results is too single.Then find out the main reasons for these problems.Thirdly,according to the actual situation of JM Property,put forward the principles and objective of performance appraisal system optimization.Clear the staff performance appraisal process,design the staff performance appraisal index system,formulate the staff performance appraisal dynamic feedback mechanism enrich the use of the results of performance appraisal,Thus building a completed performance appraisalsystem of Jia Mei property.Finally,by comparing the changes of net profit,Operating income,customer value-added income and other date before and after the implementation of the optimized performance appraisal system.It is proved that the optimized performance appraisal system has practical effect.Put forward the safeguard measures for the smooth implementation of the assessment system,and ensure smooth operation of the new system.
