This thesis, taking Michaele Porter's industrial analysis theory and the core competence strategy theory of Prahalad and Hamel as references, focuses on the point of fostering the real estate corporation's core competence to achieve their sustained competence advantages.Seven chapters are included in the thesis, with the first one on the introduction about Michaele Porter's industrial analysis theory and other related theories about the core competence from different aspects, providing the thesis with the theoretical basis. The second chapter investigates the urgencies of core competence study for these real estate corporations under the fierce market competition, whereas the analysis on the nature of the real estate corporation including the definition and seven characterized features of its core competence, together with its relation the corporation's strategic development, is presented in the following chapter. The fourth one, based on Michaele Porter's industrial analysis theory, puts on the analysis model of its core competence's value chain; and the fifth chapter gives the detailed analysis on the constitutes of real estate corporation's core competence, that is, the figurative shell for its market performances and the core for its inherent connotations. The author's advices from six aspects on fostering the core competence and its related management are delivered in the last two chapters.
