Till now,china has entered a rapid development stage of urbanization, which will bring about a sharp rise of urban population, so that, one of the most important things is enlarging the space capacity. The appeal of urbanization of population is not only standing room, but also to be a real urban population, that can enjoy the comfortable living environment, public infrastructure and so on. Further more, city development pattern also need transform into tapping internal potentialities to keep up with economic development pattern, which has changed from extensive economy into resource-efficient and Environment-friendly type society.The investigation of land-use potential analysis is to find the optimal capacity with the best utilization modes, and its aim is to realise urban construction land's reasonable utilization, the change of urban's economic development way, the improvement of unit land output. Therefore, it has strong significance in reality.This paper choose Qianjiang central urban area as the research object, and classify and combine six types of function zoning, which base on ten types of land use, and then choose evaluation factor according to the characteristics of different function zoning, and estimate the land-use of low-middle utilization area, state quo dissent from planning by multi-factor comprehensive analysis method, and measure and calculate the land economic potential and scaled potential in the end. The high potential value of functional areas should be the key development object in the process of urban exploitation.Land-use characteristic of Qianjiang central urban area has the following three points: the first, the land use structure needs to be improved, extruding in the commercial functional zoning. The second, land use intensity is low, extruding in the vacant land. Its land is 13% of land distributing to the scarce urban center area and urban villages, such as Zekou, Xujiaocun and so on. The third, land use arrangement is not reasonable,extruding in the industry functional areas dispersing in four industry parks,which are not scale economy, what's more, those industry functional area are close to water area, which opposites the purpose of Qianjiang green development.To achieve the tasks of land-use resource-saving and environment-friendly, the fallowing aspects should be worked: the first, it's better to optimize land structure and its layout, by increasing and focusing commercial land to enhance size effect, by gradually eliminating industrial land lagging in technology, extensiving mode of development, by retreat into three, far away from residential area. The second, it's necessary to improve low density, imperfect function areas, Qianjiang city in the future on the land-use should follow closely the development of the city orientations, rational layout of land resources.
